Ten Reasons Why Real Estate Agents Are Learning How To Sell Real Estate At Auction

Reason No. 1: Buyers conduct due diligence and inspections prior to the auction and attend the auction prepared to buy. With a traditional sale buyers can tie up a property with a purchase contract for weeks or even months while they conduct inspections and then renegotiate the offer or walk away from the deal altogether if they find something wrong during the inspection. If you’ve been in real estate for any length of time I’m sure that you’ve probably had this happen to you. 

Reason No. 2: Auctioneers require potential buyers to pay cash at closing or to be prequalified for a mortgage prior to bidding. Unlike a traditional sale where buyers must obtain a mortgage which is always contingent on an appraisal, when buying at auction, there is no mortgage contingency and buyers must pay cash or arrange for guaranteed financing prior to attending the auction.   

Reason No. 3: Auctions accelerate the sale—in most cases a properties are sold within 30 days of listing. And when flipping deals at auction and assigning contracts, it’s possible to conduct auctions and close the transactions in just 1 day. Yes it really can be done! 

Reason No. 4: Auctioneers know in advance the date the property will sell, when it will close, and the day they will get paid. Unlike a traditional sale where a sale date is unknown, the auctioneer sets the exact date and time of the auction.

Reason No. 5: Because auctioneers charge the seller a commission and the buyer a buyers premium, the auctioneer can afford to offer higher co-broke fees and bonuses to entice brokers and agents to bring their buyers to the auction.

Reason No. 6: One of my favorite benefits of selling real estate at auction is that auction contracts have no mortgage, inspection or other contingencies. The property is sold in “As Is” condition with the buyer having full responsibility to conduct any inspections prior to the auction. Once an auction purchase contract is signed by the parties, the auctioneer never has to worry about the deal falling apart because of a contingency.

Reason No. 7: Auctions increase listing opportunities through joint ventures and consignment auctions. An auctioneer has several options when it comes to listing property for sale. They can list a property for sale and become the sellers listing broker, they can offer to sell other brokers listings at auction called a joint venture or they can invite other brokers to place their listings in their auction called a consignment auction. Whichever method you choose, it's clear that real estate auctioneers have more listing opportunities.   

Reason No. 8: Auctioneers get paid even if the property does not sell when using a “no-sale fee” clause. A “no sale fee” clause in an auction listing agreement provides for compensation to the auctioneer in the unlikely event that a property does not sell at auction.

Reason No. 9: Auctioneers get paid twice—on auction day in the form of a buyer’s premium and again at closing in the form of a commission. Can you imagine getting paid the day you sign a sales contract? That would never happen with a traditional sale.

And Finally Reason No. 10: Auctioneers can earn up to FIVE TIMES more money per sale than traditional real estate brokers and agents.

If you are a real estate agent and work for a broker, you should be able to sell real estate at auction under your broker. We highly recommend that you speak with your broker before engaging in the sale of real estate at auction and/or enrolling in our training to make sure that you have your broker’s approval, since all your transactions theoretically are  conducted under your broker.

No. While the instructor of this training is a New York State Approved real estate instructor, this course was not submitted to any particular State to help you qualify for continuing education credits.

No. Unfortunately, we do not sell our copyright protected real estate auction legal forms separately and we do not authorize non-members to use them. We consider our real estate auction legal forms to be a major benefit of enrolling in our training. Our forms also give our members a major advantage over other real estate auctioneers. While we do teach you how to chant and call bids, you do not need to talk fast. In fact, unlike personal property, car, cattle and other auctions, because real estate is a big ticket item, and most buyers are attending real estate auctions for the first time, we do not recommend that you call bids fast. Instead we teach a slow, relaxed bid calling chant that anyone can learn and master as long as they know how to count. Some real estate auctioneers also hire professional bid callers to conduct their auctions for them, but you won’t have to.

Not if it makes you feel uncomfortable or you don’t want to. There are many ways to auction a property and take bids. You can use sealed bids or even online bids.
